Gambling Domains - Acquiring Premium Sites

As time goes on, I imagine it will get harder and harder to acquire premium online gambling sites or domains at a reasonable price. The big problem is that many site owners want a premium for a domain name that just isn't worth that. This isn't always the case and on the other hand, there are quite a few cheap or reasonably priced domains out there.
Will the high priced domain owners eventually realize that their site isn't worth more than having that number one spot for the respected term? Probably some, but it doesn't mean they will put a reasonable price tag on it anytime soon. Let me give you an example of something you will probably see when looking for a domain...
I came across an online gambling domain that I wanted to purchase. The owner wanted well into six figures for it, which wasn't even close to a reasonable price. I later found a very similar domain (non plural version - maybe not quite the search volume, but still valuable) that cost 130 times less.
If any of you have purchased premium gambling sites before, I'm sure you know exactly what I'm talking about. Some owners want an arm and leg for them, others want the actual value for them, and still others are almost willing to give them away.
Of course, if you find a domain that is an absolute bargain, I'm sure you'll purchase that ASAP. However, what about those domains that are priced right in the middle?
When you find a gambling site that you feel is worth the money, how do you know what kind of return you will actually see? I've seen plenty of examples where keyword suggestion tools were way off on their predicted search volumes (some for and some against). Also, if you are new to that specific niche, how will the traffic convert?
There will certainly be some risk involved when paying a high price for a premium gambling domain, but do your research and you should be able to minimize that risk.
