Need Urgent ($135K?) Investor - Local Business for Sale

I'm looking for a single business partner able to quickly invest $135,000 in cash. I'm in the early stages of researching the business for sale and doing this from vacation. It will sell, that part is for certain, and there is an open counter offer which might expire in 2-days if it does, I want to get NDA and be looking over the company by August 17 with the intent of quickly saying buy or pass.

The business for sale is already foreign owned, has strong relationship with Thai authorities and has a strong presense locally in the city I've lived in for 2-years now (their print outs are available in every hotel in the city plus many resteraunts etc) They also have a strong online presense (Alexa in lower 100Ks).. well established has a forum with posters of many year, around 5K visitors per day, many of them regulars etc.

Due to foreign ownership restrictions in Thailand it is extremely difficult to operate here, which limits who could actually purchase this. If it wasn't for that, this would have already sold. I'll have no problem getting approved to purchase this and getting the proper work permits, business licenses and certificates. If anyones looking to diversify outside of gambling and invest with me (I've got an excellent track record with investment dealings) hit me up an we can research this further and see what we come up with.

I'm on vaction with my thai and US family simultaneously here, so I have limited hours to discuss, especially the next 3-4 days.

Prefer single investor, will consider dealing with anyone with 1,000,000 Thailand Baht and up to invest. (looking to raise 4 million baht if going through with the plan) I still might pass its up to if the numbers make sense.
